تقع عمارة خليفة السويدي على الحافة الخارجية لحي سكني ضخم، وتحيط بها الشوارع من كل صوب. ويبدو هذا المبنى أصغر وأقدم من المباني الأخرى الموجودة على امتداد شارع المطار القديم. وقد تكون المنشآت الأكثر حداثة أكثر ارتفاعاً، وذات نوافذ زجاجية أكثرعدداً، بيد أن لعمارة السويدي تصميم أصيل ومبتكر، لا يوجد في أي من المباني المتاخمة لها.
تصطف الطوابق الثلاثة الأولى من المبنى بمحاذاة طريق المطار القديم، ولكن الطوابق الإحدى عشرة المتبقية تميل بنسبة 45 درجة، بحيث تواجه الزوايا الموجودة على كل طرف شارع مجاور لها. ويبدو الأمر كما لو أن مهندس المبنى كان يعبث مع مكعب روبيكس، وتوقف في منتصف الطريق عند برمِ هذا المبنى. ويعتبرهذا الشكل المميز، بمثابة الحل لمشكلة تواجه سكان مباني الأحياء السكنية في كثير من الأحيان، وهي أيضاً الإطلالة على مساحة المعيشة الخاصة بجيرانهم. فعندما يتم إنشاء مبان تبعُد بضعة أمتار عن بعضها البعض، وكون النوافذ مواجهة للمباني المجاورة على كلا الجانبين، فحتماً سيَنتاب السكان شعوراً بانعدام الخصوصية. ومن خلال تحويل الطوابق السكنية بعيداً عن الشكل التقليدي المربع، فإن المهندس يضمن أن لدى جميع الساكنين في مبنى خليفة السويدي، إطلالة على مشهد المدينة، وليس على شقة الجيران. ويسمح هذا الشكل أيضاً ببناء الشرفات على كافة الجوانب الأربعة، مما يضمن وجود مساحة أكبر من الخصوصية للساكنين. وتعمل الواقيات الشمسية المعدنية، الموجودة فوق كل شرفة، على تخفيض نسبة الحاجة إلى تكييف الهواء. ويشكّل البرج مثالاً على العمارة الوحشية (أو البروتاليست) الحديثة، التي تفضل البناء ذا التكلفة المنخفضة، حتى لو كان ذلك يؤدي إلى الخروج في النهاية بمظهر خارج قاس وفظ، والذي من شأنه أن يساهم في الشخصية المميزة للمبنى.

Surrounded by streets on all sides, the Khalifa Al-Swaidi building is located at the outer edge of a superblock, and looks smaller and older than other buildings along the same stretch of Airport Road. The more recent constructions might be taller and have more glass windows, but none of them exhibit such an original structure.
The first three floors of the building are aligned with Airport Road, but the remaining eleven floors are tilted 45 degrees, so that the corners on all sides are actually facing a street. It is as if the architect had been playing with a Rubik’s Cube and stopped halfway while twisting his building. This distinctive shape is a solution to a problem often encountered by residents of block buildings: the view into one’s neighbor’s living space. When buildings are constructed just a few meters apart, with windows facing towards neighboring buildings on both sides, then inevitably residents might feel a lack of privacy. By turning the residential floors away from the traditional box-shape, the architect ensured that all tenants of the Khalifa Al-Swaidi were looking at the cityscape, and not into their neighbor’s apartment. This shape also allows for balconies to be built on all four sides, and nobody must drink his morning coffee clinking cups with the person next door. The metal brise-soleils above every balcony reduce the need for air conditioning. The tower is an example of modern brutalist architecture that favors low-cost construction, even if it results in a rough and blockish exterior. However, even this contributes to the building’s characteristic persona.
وتعتبر عمارة خليفة السويدي على أنها برج متعدد الاستخدامات. ولقد تم تخصيص الطابقين الأول والثالث عشر منه للمكاتب، ومتاجر البيع بالتجزئة، في حين أن الباقي خُصّص للإستخدامات السكنية. وإذا كان لنا أن نحكم من خلال المظهر، فالمبنى يبدو ملائماً لجميع مستخدميه. وعادة ما تسعى المباني متعددة الاستخدامات إلى تعظيم مساحة واجهات المحلات، من خلال وضع المدخل الرئيسي السكني على الجانب، غير أن المدخل الرئيسي لعمارة خليفة السويدي يواجه الشارع الرئيسي. وتمنح السعة الكافية للباب الزجاجي الرئيسي، القدرة على إنارة اللوبي بأسرها، والتي تتزين برخام ذي لون كريمي، وسقوف شاهقة الإرتفاع، وسلالم مؤدية إلى المصاعد. ويمنحك المكان إحساساً بالروعة الرصينة، ذات الذوق الرفيع، على الرغم من أنه شهد أياماً أفضل فيما سبق، وهو الآن بحاجة إلى صيانة.
ويخفي المظهر الخارجي اللامع واللوبي الجذاب حقائق أقل جمالاً. ففي الطوابق السكنية، تندسّ الشقق بعيداً في ممرات ملتوية، وتتعذر رؤية ولو باب شقة واحد من باب المصعد، كما أن الشقق في الطوابق العلوية الثلاثة تعتبر ضعف مساحة الشقق العادية، ويمكن تمييزها بشكل واضح من الخارج، من خلال شرفاتها الواسعة. أما عزل الصوت، فيكاد يكون معدوماً، حيث أن المناطق الداخلية من المبنى، ما هي إلا توليفة من بكاء الأطفال الرضع، ورنين الهواتف، وهديل الحمام .
وبالمقارنة مع هذه الممرات المظلمة، يبدو البهو الرئيسي وكأنه ينتمي إلى عالم آخر. وهناك أزمة سكن في أبوظبي، وهدم للعقارات القديمة بُغية إفساح المجال أمام إنشاء مبان جديدة أغلى أجراً، الأمر الذي سيجبر المزيد من الناس على تحويل أماكن غير ملائمة إلى مساكن. ومن هنا، يمكن القول بأن قيمة عمارة خليفة السويدي لا تكمن في خصوصيتها المعمارية فقط، بل أيضاً في أنها تشكل المأوى ذو الإيجار المعقول لشريحة مستورة الحال من سكان المدينة.
The Khalifa Al-Swaidi building is a mixed-use tower; the first and thirteenth floors are allocated to offices and retail shops, while the rest is residential. If we judge from its appearance, the building seems to treat all of its users fairly. Other mixed-use buildings seek to maximize the square footage of the storefronts by tucking the main residential entrance to the side. Here the main entrance faces the main street. The main glass door is wide enough to light up the entire lobby, decked in creamy marble with very high ceilings and stairs leading up to the elevators. There is a sense of tasteful, restrained splendor about the space, although it has seen better times and is in need of better maintenance.
The intelligent exterior and the alluring lobby hide less glorious realities. On the residential floors, apartments are tucked away in twisted hallways, and not a single apartment door is visible from the elevator door. The three top-floor apartments are twice the size of ordinary apartments, and are clearly marked from the outside by large balconies. Sound isolation is almost non-existent. The interior of the building is a concert of crying babies, ringing phones, and cooing pigeons.
Compared to these dark passageways, the main lobby seems otherworldly. There is a housing crisis in Abu Dhabi, and the demolition of aging properties to make space for new, more expensive buildings will force more people to turn unlikely spaces into their homes. The Khalifa Al-Swaidi building’s value does not only reside in its architectural peculiarity, but also in that it is an affordable shelter for the city’s most vulnerable residents.
